The Challenge
An 18-year-old modified bitumen roof on a multi-tenant retail center was showing widespread granule loss, minor ponding in two areas, and two active leak points above tenant spaces. The property manager needed a solution that wouldn't disrupt tenants or require store closures.
Our Solution
After confirming the substrate was structurally sound through core cuts and moisture surveys (only 8% saturated — well within coating candidacy), MAZE applied a silicone coating system across the entire 45,000 SF. Silicone was selected specifically for its ponding water tolerance. Work was phased by roof section with tenants notified ahead of each phase, and storefronts and entrances stayed open throughout.
The Result
Roof life extended by an estimated 15 years at 40% of full replacement cost. Both active leaks sealed permanently. Ponding areas now protected by the silicone's standing water resistance. The property manager saved over $200,000 compared to full replacement.
