The Challenge
An asset management firm acquired a 4-building office campus with 120,000 SF total roof area. All buildings had 15-year-old TPO — past warranty but still structurally sound. The firm needed a strategy to extend the roofs' life while building a 5-year capital replacement plan for the entire portfolio.
Our Solution
MAZE performed a comprehensive condition assessment across all 4 buildings using infrared and moisture mapping. Two buildings were coating candidates (sound substrate, under 10% moisture). Two buildings needed targeted repairs before coating. Acrylic coating applied to all 4 buildings after prep. Simultaneously, MAZE delivered a rolling 5-year capital plan with condition scores, remaining life estimates, and phased replacement schedule for when the coatings eventually reach end-of-life.
The Result
Immediate cost savings of $1.2M compared to replacing all 4 roofs. Each building now has 12-15 years of extended service life. The asset management firm uses MAZE's capital plan for annual budgeting and board presentations. All 4 buildings on MAZE's semi-annual maintenance program.
