The Challenge
A medical office complex experienced an acute roof leak directly above an active patient care suite during a severe thunderstorm. Water was threatening sensitive diagnostic equipment valued at over $500,000, and the facility manager called MAZE for help.
Our Solution
A MAZE crew placed temporary containment — tarps, sealant, and water routing that protected the equipment below. Infrared imaging then revealed a 400 SF section of failed flashing and compromised modified bitumen. The full repair was completed in 4 days with infection-control protocols for the occupied medical environment.
The Result
Zero equipment damage. Zero patient care disruption beyond the initial leak. Full flashing replacement and membrane repair with 10-year warranty. The facility manager now has MAZE on a semi-annual maintenance contract to catch problems before they become failures.
