Silicone, acrylic, and SPF each solve a different problem, and matching the chemistry to your roof's slope, drainage, and insulation needs is what determines how long the restoration lasts.
Silicone Roof Coatings
Silicone is the default choice for flat commercial roofs with ponding water. It keeps waterproofing under standing water indefinitely, resists UV without degrading, and can often reach warranted thickness in a single coat. Its trade-offs: the cured surface chalks over time and picks up dirt, gradually reducing reflectivity.
That single-coat, high-solids application also means less labor time on your roof and fewer weather windows to hit. The chalking is cosmetic rather than functional — the membrane keeps waterproofing — but facilities that count on reflectivity for energy performance should plan periodic cleaning. One more practical note: once a roof is siliconed, only silicone adheres to it, so the recoat path is fixed. Best substrates: TPO, metal, BUR, and single-ply membranes.
Acrylic Roof Coatings
Acrylic is the budget-conscious coating for sloped commercial roofs with positive drainage. It costs less per square foot than silicone, delivers excellent reflectivity and color retention, and recoats easily on a 10-to-15-year cycle. Standing water is its weakness — ponding softens acrylic and breaks the film down early.
Because acrylic is water-based, it re-softens wherever water sits for days at a time, which is why drainage is the deciding factor rather than a preference. On a metal or modified bitumen roof that sheds water, acrylic delivers most of silicone's benefit at a meaningfully lower cost, and its easy recoat cycle makes long-term maintenance simple. Application needs warmer, drier weather windows than silicone, which matters for scheduling.
SPF (Spray Polyurethane Foam) Systems
SPF (spray polyurethane foam) adds insulation and waterproofing in one system: foam supplies the highest R-value per inch of any roofing material, and a protective coating over it supplies the weather surface. It suits buildings where energy loss through the roof is a real cost, and irregular substrates that defeat sheet goods.
The foam conforms to penetrations, curbs, and uneven decks, self-flashing details that sheet membranes struggle with, and it can build slope to correct drainage problems in the same pass. The trade-offs: application demands tight weather and overspray control, and the protective coating must be renewed on roughly a 10-to-15-year cycle to keep the foam protected from UV. Where added R-value pays for itself — conditioned warehouses, food storage, older under-insulated buildings — SPF is often the strongest total-cost answer.
How to Choose Between Silicone, Acrylic, and SPF
The choice comes down to three questions: does the roof pond water, how much slope and drainage does it have, and does the building need more insulation? Ponding roofs point to silicone. Drained, sloped roofs make acrylic the cost-effective pick. Under-insulated buildings with high energy costs justify SPF.
In practice, MAZE answers those questions with measurements rather than assumptions — a drainage survey after rain, core cuts to see the existing assembly, and adhesion testing on the actual substrate. Large roofs sometimes get more than one answer: silicone on flat ponding sections and acrylic on drained slopes of the same building is a common, cost-effective split.
When Coating Is Viable vs. When Replacement Is Needed
Coating restoration is viable when the substrate is structurally sound, insulation is dry across the majority of the roof, and the membrane can accept adhesion. When more than 25% of the roof shows saturated insulation, when the structural deck is compromised, or when the membrane has failed beyond surface-level degradation, full replacement is the better investment.
